Luego de numerosos fallidos intentos de obtener apoyo y múltiples reconsideraciones en los planes, un proyecto de desarrollo en el área de West Side ha sido retirado oficialmente – por ahora.
La compañía detrás del proyecto, EPC Real Estate Group LLC, no se rinde tan fácilmente. Un portavoz de la compañía dijo recientemente que EPC estaría de vuelta en un par de semanas con un plan únicamente residencial más pequeño, por la esquina de la calle 17 y Madison Avenue. La compañía espera que la nueva propuesta sea menos controversial, ya que no requerirá rezonificación o incentivos públicos.
En el 2015, EPC adquirió el terreno con la idea de sustituir el edificio de 22.000 pies cuadrados con una nueva estructura que contiene 60 apartamentos a precio de mercado, alrededor de 12,000 pies cuadrados de espacio comercial y un garaje de 100 plazas. Además, EPC quería desarrollar el terreno baldío adyacente con cuatro casas adosadas de tres pisos.
“Fue este tipo de artículos que elevaron 17 y Madison de un buen proyecto a un gran proyecto,” declaró EPC.
Pero con un plan significativamente más pequeño y sin el apoyo de incentivos, la compañía de bienes raíces no puede incorporar todo lo que hizo que fuera un gran proyecto para comunidad.
Si EPC llegara a volver en unas pocas semanas con un plan a escala reducida como prometió, no será la primera vez que ha intentado ganarse a la oposición. La compañía ya ha acordado reducir el número de apartamentos de 60 a 40, cortada espacio comercial casi a la mitad y eliminar restaurantes. Al hacerlo, ha demostrado su disposición a negociar y tener en cuenta los deseos y necesidades del barrio.

West Side project officially withdrawn

After repeatedly failing to gain neighborhood support and continuously having to delay progress, a development project in Kansas City, Mo.’s West Side area has been officially withdrawn – for now.
The company behind the project, EPC Real Estate Group LLC, isn’t giving up so easily. A company spokesperson said recently that EPC would be back in a few weeks with a smaller, residential-only plan for the corner of 17th Street and Madison Avenue. The company hopes the new proposal will be less controversial because it won’t require rezoning or public incentives.
In 2015, EPC acquired the land with the idea of replacing the 22,000-square-foot warehouse building there with a new structure containing 60 market-rate apartments, about 12,000 square feet of commercial space and a 100-space garage. Additionally, EPC planned to develop the adjacent vacant lot with four three-story townhomes.
“It was these types of items that elevated 17th and Madison from a good project to a great project one,” EPC stated.
But with a significantly smaller plan and without support from incentives, the real estate company cannot incorporate everything that made this a great project for the community.
Should EPC be back in a few weeks with a scaled-down plan as promised, it won’t be the first time it has attempted to win over the opposition. The company has already agreed to reduce the number of apartments from 60 to 40, cut commercial space nearly in half and eliminate restaurants. By doing so, it has shown its willingness to negotiate and keep the neighborhood’s wants and needs in mind.
It remains uncertain if this the last attempt EPC will make – or what will happen if the new plan doesn’t gain the opposition’s support.
